The Owner Build Path is perfect if you’re comfortable managing site works, coordinating trades, and setting your own timeline. Expandify supplies your prefabricated home with full structural inclusions and a complete foundation kit, so you can install when it suits you.
This option suit owner builders looking to save some costs. Clear plans and step-by-step guidance are provided, giving you confidence to manage the build while keeping flexibility over timing and costs.

- Dwelling - complete with full kitchen, laundry, bathroom, bedrooms, living spaces, patio, deck, decorative blinds, smart home features and all other listed standard inclusions in the specification sheet.
- Foundation Kit for chosen dwelling
- Owner Builder specific inclusions and all necessary materials and parts to assemble the dwelling.
- Complete organisation and management of complying development council certification, council forms, and approvals
- Complete organisation and management of engineering requirements
- Coordination of site surveys, reports and plans
- Building certification - Council approval
- Delivery - upto 100 km your nearest Capital City Port
- Crane service - standard 20-tonne crane for unloading
- Warranty - 7 year structural, 1 year fixtures and fittings

This is a premium, end-to-end solution where nothing is left to chance. You’ll deal with one experienced team, one clear process, and a defined path from contract to handover, all delivered to a consistent, high standard.
