If you choose our Complete Dwelling Council and Installation Package, we handle the full installation for you, ensuring you are at ease knowing everything is done professionally and to the highest standards.

However, if you’ve opted for our DIY Kit and have sound building knowledge, you can undertake the installation yourself, provided you hold a builder’s license.

If you’re not experienced with building or similar projects, we strongly recommend engaging a qualified tradesperson or one of our trained installation partners. For electrical and plumbing work, it is essential to hire qualified tradespeople, as these tasks cannot be DIY’d in Australia. You will also need to obtain a certificate of compliance from the tradesperson once their work is completed.

All Expandify buildings are designed to be placed on stumps, with a minimum clearance of 400mm underneath and a standard clearance of 750mm. The foundation design is tailored to suit your specific site, soil conditions, and the size of your building. We have partnered with BMSA Footing Solutions, offering both concrete and concrete-less footing designs, which come fully certified with engineering documentation for peace of mind.

It has been mandatory for many years to have a soil test for every home site. Soil testing will assess the soil moisture and composition to determine if the soil can withstand the forces applied to it, such as determining the footings required for the building weight. Each site is different, and a soil test will ensure the appropriate footing system is designed for your new home. This will allow the engineer to create footings that are suitable and can be certified.

Your block can have a slope, as our buildings are designed to be installed on stumps. However, please note that the site must have a maximum fall of 100mm every 5 metres. Steeper slopes may require additional earthworks, such as cut and fill, or longer foundations with cross bracing. These adjustments can increase the cost of your stump foundations, as they are necessary for ensuring stability and proper installation.

The installation timeline depends on the size of your home, any additional work required, and the package you choose, whether it’s the DIY Kit or the Complete Dwelling Council and Installation Package. For a complete professional installation, the full installation process typically takes 5-7 days.

The short answer is yes. The long answer is, “It depends.”

It depends on your specific situation, the intended use of the building, your location, and the requirements of your local council. At Expandify, we manage the entire council application process for you. One of the key advantages of Expandify is that we provide Class 1a buildings, which allows our homes to be certified and approved by the council as either primary or secondary buildings.

The entire process typically ranges between 13 and 16 weeks.

Our homes are built in our factory by our dedicated team to ensure consistent quality across all builds. To streamline the process, we manufacture our homes in batches, with production starting every 5 weeks. The manufacturing and shipping phase takes approximately 13 weeks.

For those who choose the Complete Dwelling Council and Installation Package, the installation timeline will depend on the builder’s availability for booking. This can take between 2 to 3 weeks after the building arrives into country.

 

To prepare for the delivery of your building, ensure 3.5m wide clear and level access to your property for the truck and crane, with no obstructions that could impede the process. If clear and level access is not possible, please discuss options with our team so we can make alternate delivery plans to accommodate your needs.

Expandify granny flats will require a crane to unload the main building.

Clear and level access is defined as being 3.5m wide with a maximum fall of 100mm every 5 metres. This also includes clear access from powerlines along both the roadside and the site. Unloading is considered standard, provided there is clear, level, and direct access to the site.

Potential crane transport variances that may arise after a detailed site checks include the following:
Your site has accessibility challenges, and the crane needs to do an altered lift.
If your site has accessibility challenges or requires a larger crane, this will be noted during the site survey inspection. If necessary, Expandify will arrange for a local crane company to visit your site and provide a revised quote for this variation. If the requirements fall outside of the standard inclusions, we will handle the arrangements and inform you of any variation to the standard inclusion.
Any such variances found in our site checks will be clearly communicated to ensure transparency.

Yes, we deliver to any capital city port. From there, the building is transported directly to your site, ready for installation.

Expandify homes are designed to suit the vast range of climates in Australia. Our homes are designed standard as a N2 rating and can easily be rated up to a N3/N4/C2 rating for the cyclone prone areas in Australia.

Expandify has display homes based on the outskirts of Brisbane – 44 Swanbank Road Raceview. We welcome you to visit us so we can walk you through our display homes and discuss your site and project requirements.
We offer all customers up to $1000 rebate on your travel costs to visit our display homes. If you choose this option, we just need you to give use your fuel, taxi, accommodation and or flight receipts up to the value of $1000 and we will deduct this from your final payment of your new home.

If our standard floor plans don’t meet your living requirements, we encourage you to contact us to discuss your specific needs and what we can offer. Due to the unique design of the folding expandable concept and the waterproofing requirements for bathrooms, there are some configuration limitations. While we can make minor customisations to the standard plans, such as wall removals, larger alterations may require us to step outside the standard plan configuration. For example, we offer 1-2 custom bathroom design options that modify the bathroom layout. These custom bathroom designs are considered a variance from the standard plans and will come at an additional cost. These costs are necessary to reconfigure plumbing and manage the entire installation in Australia, which incurs higher costs than our usual factory pricing for bathrooms. We will always be upfront and transparent with you about the capabilities, providing clear information on both the standard and custom options.

We engage an accredited thermal performance assessor to assess each project to provide an energy rating under the National Home Energy Rating System (NatHERS). The energy rating report provides feedback on how effectively your building can maintain a comfortable living temperature. By implementing passive solar design to suit each site we achieve a minimum seven-star energy rating for our Expandify homes; however, we always aim to attain the highest possible rating for each home.
